Obiettivi dell'insegnamento

The course deals with the subject of information management, analysed within the Facility Management, with a particular focus on the aspects connected with building maintenance management. The goal of the course is to make the students  understand the close connection existing between  the FM services  and information and experiment the methods and the tools for the realization and the management of building registries in the preparation and delivery of an integrated FM service.

Lessons and exercise sessions will allow students to:

-analyze and understand the goals and the needs dealing with information management, associated to a FM service;

-analyze and understand a specification document for a FM service;

-analyze and understand goals, functions and requirements associated to an information system for supporting FM services;

-use the main functions of software Archibus;

-define the contens and the structure of a buiding registry;

-work in group and organize comunications and reports dealing with information management.


Argomenti trattati

The course is made of three parts:

1. a first theoretical part, in which the students are introduced to the  main subjects concerning information management within FM processes;

2. a second part dealing with an exercise relatered to the interepretation of Invitations to tender for FM services;

3. a third part dealing with learning and exercise of an information system for FM. In this part of the course the students work in small groups.

In the theoretical part the course:

-          introduces some main aspects and needs connected with information management within the Facility Management integrated services;

-          analyzes the contents, the role, the characteristics, the phases of the inventory activities in relation to the FM services;

-          analyzes the contents, the role, the characteristics, the phases of the maintenance programme ;

-          introduces and analyses the concept of building registry, interpreted as a data base containing the information collected through the inventory and necessary to describe the consistency, the functional and the technical characteristics of the buildings;

-          analyzes the main functions and the specific requirements that should characterize an information system for real estate management with a particular focus on maintenance management process;

-          proposes an interpretation of the core structure of a  FM service also with case studies presented by operators of the Facility management sector;

-          introduces and analyses the topic of BIM applications for the operations and maintenance phase.

 For the theoretical part forms of involvement and active student learning will be tested (flipped classroom).

For the exercise relatered to the interepretation of Invitations to tender for FM services the students work in groups analysing tender documents according to a list of reading keys.

For the exercise, relatered to the information system, the students work in groups using the software Archibus, learning and experimenting on a case study its basic functions.

Basic concepts of FM.


Modalità di valutazione

The assessment is based on three connected tests

-    an individual oral part on the theoretical part, based on the evaluation of the capability of critical reasoning on the concepts learned;

-    for  the empirical part concerning the information system: an individual written test regarding the basic functions of the software Archibus  and a group exercise related to the implementation of a building registry and the preparation of some services regarding a building, assumed as a case study; this test aims at assessing the technical skills learned.

-    a group work concerning the report of the analysis and the comparison of several tender documents of FM services; this test aims at assessing the capability of interpretation of the technical documents related to FM agreements.
