Obiettivi dell'insegnamento

The course develops the subject of building maintenance management and the data necessary to know the condition/state of a building.

The first goal is to define the variables associated with the management of a building and/or a real estate during its estimated life cycle, referring to different types of maintenance, monitoring the performances of the building and its parts, verifying life cycle costs with different maintenance profiles.

Methods and tools will be presented to collect and analyse data to have feedback information that can be used to revise maintenance plan and support design decisions.

The second goal is to use this knowledge to drive technical decisions in the design phase, choosing the “correct” products and implementing a value analysis that takes care of global costs (construction, use/maintenance, refurbishment/disposal) and benefits (performances) of the single component and the building as a whole.


Risultati di apprendimento attesi

Lectures will allow students to:

  • analyze and understand a building process related to maintainability assumptions;
  • define contents and costs of a maintenance plan;
  • arrange value analysis and cost-benefit evaluation, due to different technical solutions/design options;
  • define and compare LCC;
  • compare maintenance costs and market values.

Laboratory will allow students to:

  • break up a building (WBS);
  • settle on needs, requirements, performances of a building and its components (voluntary and/or mandatory);
  • deal with a technical due diligence (simplified procedure);
  • develop the maintenance plan and schedule;
  • analyse and suggest different scenarios, considering performances, maintenance plans and costs during the building life cycle.

A project laboratory is integral part of the course (developed by groups of 5-8 students). The objective of projects is to help students in applying the approaches and principles taught in class. Projects will be assigned at the beginning of the semester and will be cheched at fixed deadlines (middle time and final evaluation). The evaluation of projects will be based on the produced documentation and on a final presentation. The project laboratory will include class discussions supervised by the course instructor and by some tutors.

At the beginning of the course will be delivered additional references (papers on specific topics) on which the students will be asked to develop a short presentation.

  • Math and statistic basics.
  • Office package;
  • CAD design 
  • 3D design (basic)

Modalità di valutazione

Delivery of group work is the prerequisite for taking the exam, the evaluation of the laboratory project will weight 40% of the final mark. 

Individual oral exam concerning the topics of the course and discussion on the group work, it will weight 60% of the final mark.

During the oral test the student will have to:

  • demonstrate knowledge of the main definition and concepts inherent maintenance and related cost;
  • be able to define different technical solutions and to compare different maintenance profiles;
  • use the definition of degradation and obsolescence, evaluate a maintenance plan and a LCC;
  • intriduce "maintainability" in a building process;
  • be able to organize and discuss a "simplified" value analisys.
