The course will develop the subject of construction management, concerning management, coordination and control of the construction process of a building, from execution to delivery.

The course aims to provide information about drivers, records, methods and tools, required to manage a construction process, starting from the investment planning, through definition of performance requirements, moving to selection of contractors, work organization and cost control during construction, ending with the building delivery.

It is divided in two sections, Part A “Principles” and Part B “Applications”, that will be developed in a coordinated manner

Risultati di apprendimento attesi

Lectures will allow students to:

  • define the main tasks of a CM
  • analyse and understand a building process from the point of view of a CM
  • use methods and tools pertaining to the CM
  • define and manage a simplified construction process
  • analyse case studies.

Laboratory will allow students to:

  • understand and apply methods and tools to a case study
  • define and coordinate the different construction phases
  • control costs and resources
  • propose checks and updates of the work program

Argomenti trattati

Topics:

  • CM: general concepts and definitions (Project Management principles)
  • building process: from design to delivery
  • private and public tender: an overview on laws, players, ....
  • phases of works (RIBA, FIDIC, UNI, ISO)
  • analytic and operational WBS
  • gantt and pert diagram - critical path method
  • resource analysis and calculation
  • work scheduling and costs (direct and indirect costs)
  • scheduling acceleration and bid closing activities
  • examples, case studies
  • building Information models and object for construction (BIM)
  • clash and code checking
  • BIM to built

A project laboratory is integral part of the course (developed by groups of 5-8 students). The objective of projects is to help students in applying the contents taught in class. Projects will be assigned at the beginning of the semester and will be checked at fixed deadlines (with a final evaluation). The evaluation of projects will be based on the produced documentation. The project laboratory will include class discussions supervised by the course instructor and by some tutors.

Prerequisiti
  • Building technology
  • Math and statistic basics
  • Office package

Modalità di valutazione

Delivery of group work is the prerequisite for taking the exam.

The evaluation of the laboratory project will weight 50% of the final mark.

The evaluation of a written test with open questions regarding the topics of the course and an exercise will weight 50% of the final mark.
